Long-Term Rental Information & FAQs
1. What are the rental requirements? These vary, but generally we require tenants to meet the following criteria:
- Stable income: Income of 2.5x rent
- Good credit: A credit score of 650+ is preferred
- Background check: no felonies or prior evictions
- References: we may confirm employer and previous landlord
2. How do I apply for a property? To apply, please contact us directly for an application form. Once completed, we'll review your information, and if everything checks out, we'll schedule a viewing of the property.
3. What is the lease term? Our typical lease term is 12 months. Shorter or longer terms may be available depending on the property and circumstances.
4. What is included in the rent? Typically tenants are responsible for all utilities and lawncare.
5. Are pets allowed? Pets are welcome in most of our properties for an additional pet fee. This is typically a $250 one time fee + $25/pet per month
6. What are my responsibilities as a tenant? As a tenant, you will be responsible for:
- Paying rent on time: Rent is due monthly and must be paid by the due date.
- Property upkeep: Keep the property clean and maintain its condition. Notify us of any needed repairs.
- Adhering to community guidelines: If applicable, follow HOA or community rules.
7. How do I make a maintenance request? If you need any repairs or maintenance, simply contact us via the free Buildium app we set you up with. We aim to resolve issues quickly to ensure your comfort.
8. What happens if I need to break my lease early? Breaking the lease early involves a fee and at least 30 days' notice. Please contact us directly to discuss your specific situation.
9. How do I pay rent? Rent payments can be made online or directly deposited at our bank. We will provide all payment details once your lease is signed.
